Manufactured houses are better known by the term trailer house or mobile home. Yet there are plenty of beautiful styles these days to choose from. In fact, one you step inside of a manufactured house you will forget that it is one! One of the best advantages to buying a manufactured house is that you can choose the layout, the color schemes, and even the location for placing the manufactured house. Of course you do have to take your various city and state ordinances into consideration regarding the location.
Manufactured houses are built in a factory and then the pieces are moved by semi truck to the dealerships and to the locations of the buyer once the deal has been completed. They are built in the factory as models for the dealerships to display. The actual customer specific manufactured houses are built after the financing and contracts have been completed. Generally, the completed manufactured home can be delivered to the customer in 60 days or less of the actual commitment to buy.
Each manufactured house is built on a steel chassis to offer better support. If the customer chooses to place it on a cement foundation it needs to be in place before the manufactured home is delivered. Some of the more extravagant manufactured houses can even be placed on a landscape design that allows the person to have full access to a basement area they have created.
In some instances, the financing for manufactured houses will only be secured if the individual agrees to place them on a permanent foundation. If the home will be placed in a mobile home park or community, it can be harder to secure financing. In many cases you will have to work with specific agencies, and the interest rate will be higher.
If the land where you are placing it doesn’t have electricity or water, you will also need to look into getting these things set up. The process can be quite expensive so make sure you have a good estimate before you commit to purchasing a manufactured house to place there. Many dealerships have land they have purchased in various areas and they are willing to sell you a land/home package.
A manufactured home is still much cheaper than a home that has been built for you or one that you find on the market. You also have the comfort of knowing no one else has lived in your home. Most manufactured houses have a warranty on the appliances and the house itself. This does not include the foundation it was placed upon. This is a good way to help protect yourself against buying a home where everything starts needing to be replaced.
