Manufactured Mobile Home

Purchasing a manufactured mobile home can be a very viable option for those who want to purchase their own home, but can’t afford a very expensive one. Many people don’t know that HUD financing can also be applied to a manufactured mobile home. The total amount for the home and a lot to place it on can’t exceed $64,800.

Depending on the area in which you live, you should be able to buy a fairly nice manufactured mobile home for that price. Due to the increased cost of living in some areas, there can be an exception and the amount increased. This is determined on a case by case basis within the HUD department.

It is very important to keep in mind that while your manufactured mobile home is under warranty, the land you place it on won’t be. The only exception to this is if you purchase a land/home package from the manufactured mobile home dealership. When considering where to place your manufactured mobile home, you need to take a look at more than just the location.

It is a good idea to find out if the location is considered to be in a flood zone. You can get this information from your local assessor’s office. If it is in a flood area you may want to reconsider. In some states, you will have to purchase flood insurance if you are located in a flood area. This type of insurance can be quite expensive.

Another feature to consider is the quality of the soil. You definitely don’t want your manufactured mobile home to be shifting. Most people who plan to permanently place their manufactured mobile home on land have a cement foundation laid first to help keep the home level.

Don’t overlook one other important factor ñ can the manufactured mobile home be delivered to that location. Since they are put together at a factory, they are often very wide sections that are pulled by semi trucks. You may have plenty of open land for the home to be placed on, but what about fences and narrow roads that lead to the land? All of that will have to be addressed before you commit to purchasing a manufactured mobile home.
